TLDR: Meta Platforms has secured a record-breaking nearly $30 billion private financing deal for its colossal Hyperion AI data center in Richland Parish, Louisiana. This landmark transaction, the largest private capital deal on record, involves Blue Owl Capital taking a majority ownership stake while Meta will develop, operate, and lease the facility, which is slated for completion by 2029 and designed to support Meta’s ambitious AI infrastructure goals.
Meta Platforms is making an unprecedented investment in its artificial intelligence infrastructure, having finalized an approximately $30 billion private capital financing deal for its Hyperion AI data center in Richland Parish, Louisiana. This monumental agreement, reported on October 17, 2025, marks the largest private capital deal ever recorded, underscoring the escalating demand for advanced AI compute capacity.
The financing structure for the Hyperion project is complex and innovative. Morgan Stanley orchestrated the deal, arranging more than $27 billion in debt and approximately $2.5 billion in equity, channeled through a special purpose vehicle (SPV) designed for large-scale infrastructure funding. Alternative asset manager Blue Owl Capital will assume a majority interest in the Hyperion site, with Meta Platforms retaining a 20% ownership stake. Pacific Investment Management Co. (PIMCO) is set to serve as the anchor lender for the bonds, which were priced on October 16 and are structured to mature in 2049.
Despite the shared ownership, Meta will serve as the developer, operator, and tenant of the Hyperion facility. The data center, a sprawling 4 million-square-foot complex, is the largest among Meta’s 29 data centers globally. It is projected to be completed by 2029 and is designed to scale up to an impressive five gigawatts of total compute capacity, making it one of the most significant data center projects of the current AI boom.
This massive investment is directly aimed at bolstering Meta’s advanced AI data infrastructure, a critical component in the company’s stated goal of developing ‘superintelligent AI systems.’ Meta CEO Mark Zuckerberg has previously highlighted the company’s strategy of building ‘massive AI compute clusters,’ each with an energy footprint comparable to a small city. The Hyperion project is a cornerstone of this vision.
To power such a colossal facility, substantial energy infrastructure is required. A new natural gas generator plant, commissioned by Meta and to be built by local utility operator Entergy, will provide over 2.25 gigawatts of electricity for the initial build-out, utilizing three combined cycle combustion turbine generators. This highlights the significant energy demands of next-generation AI infrastructure.

The deal also reflects a growing trend where private capital plays an increasingly crucial role in financing digital infrastructure, enabling tech giants like Meta to expand their AI capabilities while strategically managing their balance sheets. Meta is also pursuing other large-scale data center projects, including a new complex in El Paso, Texas, expected to come online in 2028, and the Prometheus data center in Ohio, which is anticipated to be operational next year.
