Zillow Unveils AI-Powered Virtual Staging for Premium Showcase Listings

TLDR: Zillow has launched an AI-powered Virtual Staging feature for its Showcase listings, allowing prospective homebuyers to digitally restyle rooms in real-time using various design themes. This innovation, stemming from Zillow’s 2024 acquisition of Virtual Staging AI, aims to enhance the home-shopping experience for buyers and provide agents with a powerful marketing tool, building on Zillow’s broader AI strategy.

Seattle, WA – Zillow, a leading online real estate marketplace, has announced the introduction of an advanced AI-powered Virtual Staging feature for its premium Showcase listings. This new tool is designed to revolutionize how potential buyers visualize properties and empower real estate agents with a cutting-edge marketing advantage.

The Virtual Staging feature allows users viewing Showcase listing photos to tap a dedicated icon on select room images. They can then choose from a curated selection of design styles, including modern, Scandinavian, industrial, mid-century, luxury, coastal, and farmhouse, to instantly see the room digitally transformed. Zillow’s artificial intelligence can restyle spaces whether they are empty or already furnished. The tool also offers functionalities such as removing existing furniture, toggling between original and staged views, and refreshing the furniture layout within a chosen style to explore alternative arrangements.

Josh Weisberg, Senior Vice President of AI at Zillow, emphasized the significance of this launch, stating, “Virtual Staging is the latest example of how we’re bringing our AI strategy to life for consumers and agents. From the Zestimate to personalized search and now to dynamic listing experiences, AI has long been part of Zillow’s DNA. Virtual Staging applies the AI field of computer vision to restyle listing photos in real time to help shoppers see a home’s potential and give agents a time-saving way to stand out. It’s the next chapter in Showcase’s evolution and a step forward in making home shopping more immersive and personal.”

Amanda Pendleton, Zillow’s home trends expert, highlighted the emotional aspect of home buying: “Buying a home is an emotional decision as much as a financial one. Too many buyers overlook what could be the perfect home for their family simply because they can’t see past the furniture or design choices. Virtual Staging helps people envision themselves living in a space. It’s a new way to explore what a home could feel like, and a simple tool for agents to show off a home’s true potential.”

The impact of Showcase listings, now enhanced with Virtual Staging, is substantial. Zillow reports that agents utilizing the Showcase feature reportedly secure 30% more listings compared to non-Showcase agents. Furthermore, Showcase listings tend to sell for an average of $7,000 more than their non-Showcase counterparts. These statistics are supported by Zillow’s 2024 Consumer Housing Trends Report, which indicates that 71% of sellers are more inclined to hire an agent who incorporates interactive media, such as virtual tours or floor plans, into their marketing strategy.

This innovative feature represents the first major integration of technology from Virtual Staging AI (VSAI), a company Zillow acquired in October 2024. The underlying AI capability has also been made available to real estate photographers and media companies through Aryeo since March, at no additional cost to subscribers, streamlining virtual staging for industry professionals. The launch of Virtual Staging follows Zillow’s earlier introduction of SkyTour this summer, an interactive aerial view feature, underscoring the company’s continuous efforts to simplify and enrich the digital home shopping experience through advanced technology.
