MTR Corporation’s property management team has been honored with the prestigious ‘Best AI Innovation in Construction and Engineering Award’ at the Global AI Challenge for Building E&M Facilities 2025. This significant recognition highlights their cutting-edge Building Information Modeling (BIM)-integrated property management platform implemented at Two International Finance Centre (Two IFC), a prominent Grade A commercial skyscraper in Hong Kong.
The award specifically acknowledges the team’s success in deploying smart technology to significantly enhance operational efficiency and achieve tangible sustainability gains. A key achievement of the platform is the reduction of the building’s central cooling system energy consumption by nearly 10 percent.
The award-winning platform is a sophisticated system that utilizes the Internet of Things (IoT) and artificial intelligence (AI) to provide real-time monitoring of the tower’s critical systems. It meticulously collects and analyzes data related to electricity usage, climate control, air quality, and the condition of essential equipment, including pumps and pipelines. This comprehensive data analysis capability enables the implementation of predictive maintenance strategies, which in turn minimizes downtime and substantially improves overall management efficiency.
Furthermore, the AI-driven system plays a crucial role in optimizing energy consumption, contributing directly to the building’s environmental performance. David Tang Chi-fai, Director of Property & International Business at MTR Corporation, emphasized the company’s unwavering commitment to innovation in property management. He stated, “Our team is dedicated to advancing smart, sustainable solutions that enhance service quality while reducing carbon footprints. We will continue integrating technology across all stages—from planning and design to construction and operations—to drive smarter, greener property management.”
