IBM has officially announced the general availability of Maximo Application Suite (MAS) version 9.1, marking a pivotal advancement in asset and facilities lifecycle management. Released in late June 2025, this latest iteration of MAS is engineered to empower organizations with cutting-edge technology for the data and AI era, streamlining the maintenance, inspection, and reliability of critical equipment and infrastructure through generative AI (GenAI), advanced analytics, and the Internet of Things (IoT).
The cornerstone of MAS 9.1 is the introduction of the Maximo Assistant, an embedded AI capability that extends beyond conventional convenience. According to IBM, this assistant is poised to revolutionize asset management by offering real-time insights into asset conditions, enabling condition-based maintenance that moves beyond rudimentary, calendar-driven schedules. This allows teams to service equipment precisely when needed, thereby increasing asset lifespan and optimizing maintenance resource management.
Furthermore, the Maximo Assistant facilitates Intelligent Work Order Management, automatically suggesting accurate problem codes based on descriptions. This feature simplifies the identification of trends and enables data-driven actions without requiring specialized data expertise, with its capabilities now expanded across various asset types and maintenance histories. The assistant also accelerates failure mode analysis by providing access to an extensive repository of historical and operational data, generating actionable insights for proactive maintenance strategies. For visual inspections, Maximo’s Visual Prompting, enhanced by AI, allows users to highlight specific image components for the AI to isolate and analyze.

Beyond the AI Assistant, MAS 9.1 introduces several other key features. Maximo Asset Investment Planning (AIP) enables users to generate and compare multiple scenarios for asset investment based on business priorities. This is coupled with rapid weighted analysis and multi-objective optimization to balance cost, risk, and performance, transforming gut-feeling decisions into data-driven strategies. The integration of Maximo Real Estate and Facilities, an evolution of TRIRIGA, allows users to optimize workspace utilization, conduct facility condition assessments to identify risks and prioritize investments and repairs, and manage capital planning for cost-efficient project management. Additionally, a new Planning Dashboard has been introduced, providing KPIs and work order lists for Graphical Scheduling projects, beneficial for planners and resource managers. The Maximo AI Service, leveraging watsonx.ai, serves as a foundational element for accelerating the delivery of future AI use cases, offering out-of-the-box configurability for an elevated AI-driven experience.
