TLDR: Google’s AI Overview feature is significantly impacting estate agency website traffic by providing direct answers within search results, reducing clicks to traditional organic listings. Marketing experts warn that this shift, coupled with other Google changes, necessitates increased investment in direct brand marketing and robust SEO strategies for property businesses.
Estate agents are facing a significant challenge in attracting potential buyers to their websites due to the increasing prominence of Google’s Artificial Intelligence Overviews (AIOs) in search results. These AI-generated summaries, which appear at the top of Google searches, are designed to provide immediate answers by synthesizing information from multiple sources, thereby reducing the need for users to click through to external websites.
As of October 2024, AIOs are reportedly occupying the top spot in over 20% of Google search results. This trend poses a direct threat to the traditional click-through rates (CTRs) of organic search results, where the top three listings historically captured more than two-thirds of all clicks. Recent research highlights the severity of this impact: studies indicate that the presence of an AI Overview can lead to a 34.5% lower average click-through rate for the top-ranking page, with some analyses showing a drastic 54.6% decrease in organic CTR for queries featuring AIOs.
Jukebox Marketing, a specialist agency for estate agents, has conducted research shedding light on user perceptions of AIOs. Their findings reveal a mixed response: 39% of web users trust the answers provided by Google’s AI Overview, while a notable 46% express a dislike for AIOs and prefer to read information directly on a website. Furthermore, the study indicates that 39% of users already know their preferred local estate agent, negating the need for a Google search, yet 45% still trust Google to recommend the best local agents. The research also points out that 44% of users find it difficult to distinguish between paid advertisements and organic search results for estate agents, and 49% tend to use Google Maps first when searching for local businesses.
Beyond AI Overviews, Google has also expanded its pay-per-click (PPC) advertising slots and enhanced the visibility of businesses on Google Maps for search terms like ‘Estate Agent Near Me.’ These combined changes are creating a more competitive landscape for organic traffic.
Stephen Jury, Managing Director of Jukebox Marketing, emphasizes the critical need for local property businesses to adapt. “With many searching for the perfect deal for a new house online, it’s important that your business stands out from the rest to get as many clicks as possible,” Jury stated. He added, “But, with the increasing use of AI overview and adverts from Google, being ‘top’ of the organic search results might no longer be enough.” Jury advises continued investment in brand marketing, local PR, social media, and overall branding to maintain visibility and direct engagement with potential clients. He also noted that while AI Overview is diverting clicks for terms like ‘what house can I buy for £250,000,’ nearly half of surveyed individuals still prefer to visit a website over relying solely on AI-generated information.

Further compounding the issue for external websites, Google has implemented changes within AI Overviews that often direct users to other Google Search pages rather than external sites. An example highlighted by 9to5Google showed an AI Overview containing 31 links redirecting to other Google Search pages, compared to only 7 links pointing to external websites. This strategy, while enhancing user experience within Google’s ecosystem, further limits direct traffic to publishers and content creators.
